Earthquake Shut Off Valve

"Any commercial or residential building containing fuel gas piping

shall require the installation of an EQSO Valve."

An Earthquake Valve is designed to automatically shut off the gas service to a home at the gas meter in the event of a magnitude 5.4 or greater earthquake.

Low Flush Toilets


"Any commercial or residential building containg plumbing fixtures

shall comply with the City's Water Conservation Ordinance. This

program is administered by the Department of Water and Power. Please

see Water Conservation Ordinance and Compliance L.A.M.C. Ordinance

No. 172075, Effective January 1, 1999.




Replace all non-water conserving showerheads with low flow shower


Low Flush toilets utilize about a third of the water per flush (1.6 gallons) compared to old standard toilets (5 gallons per flush). Newer models are available that flush on 1.28 GPF

Low Flow Shower Heads 

Reduces flow from the shower to 3.5 gallons per minute or less  

Smoke Alarms  

"Smoke Detectors, shall be mounted on the ceiling or wall of each existing room used for sleeping purposes and at a point centrally

located on the wall or ceiling of the existing corridor or area giving access to these rooms. Where a dwelling unit has more than one story

or where a dwelling unit has a basement, a detector shall be mounted on each story or basement. Smoke detectors may be battery operated in Single Family Dwellings only. Smoke Detectors in Two Family Dwellings, Condominiums and Apartments shall be hardwired and be equipped with a battery back-up (Hardwired detectors installed prior to

May 11, 1999 Do Not Require battery back-up). Please refer to the code

section listed below and all manusfacturer requirements for location

and type of smoke detector required ."

Required to be installed in every bedroom, every hallway adjacent to sleeping areas and on each floor. Must be hardwired with battery back-up in multi-units or new construction. Can be battery operated in older single family homes.

Carbon Monoxide Alarms 

Required by a new State law in every home with a fuel burning appliance (gas stove, furnace) and for any home with an attached garage. They are installed in each hallway adjacent to sleeping areas and on each floor.  

Impact Safety Glazing  

"Exisiting glass in every sliding glass panel of sliding -type doors,other than wardrobe doors, bathroom shower doors and French-type

wooden doors shall be impact hazard glazing (tempered) or an

approved fil may be installed on the glass."

Section 91.2406.7 L.A.M.C.- Effective May 24, 1986

If a sliding glass door is not already tempered, a safety film can be applied to help prevent glass pieces (razor sharp shards) from falling should the glass break . Only the sliding portion of the door is required by law or on any pane which is 4" or closer to the ground or on a stair well.

Water Heater Strapping A 40 gallon water heater can weigh over 400 lbs when full of water. Seismic straps are required to secure the tank in the event of an earthquake. A toppled water heater can break gas and water lines leading to fire, explosion, water damage, injury or death.
